Construction contract to build consulting services start with helping you to negotiate a lower overall contract price. Once you begin the building process, we will be with you throughout construction to comment on and challenge your contractor’s draws, change orders and costs passed on to you if or when necessary.
Contractor draw requests increase in size as your project progresses and it can be difficult to get through the sometimes hundreds of pages without experience. We provide a forensic review and reconcile each draw request page by page. We track subcontracts against invoices and preliminary notices you receive to ensure materials are paid for and subcontractors are not paid too far in advance or overpaid.
We review invoices and attached documents for red flags such as duplicated work or invoices, work and/or material releases on projects other than yours and work performed without accepted proposals and your approval, at your expense.
We confirm subcontractors are properly licensed and in good standing with the Nevada State Contractors Board. We look for red flags such as insufficient bid limits, bonding and disciplinary action. In the event of a cost-plus contract to build we verify the Client was given the opportunity to review and accept (or reject) executed subcontracts.
We review change orders prior to your signing to verify the addition is required by a change made by the Client and not a back charge due to an error made by a subcontractor or the general contractor. We verify the costs and require the contracts that make up the price of the change order. In some cases, these costs can be negotiated, and we work with you to achieve the lowest out of pocket amount.
We track your total contracted obligation including the initial contract plus any change orders or specialty items you have selected or authorized. We track your payments and provide you with on-demand project financial information to assist you in making decisions and selections for your project and allow you to plan.
We provide you with the option of in person support to help you negotiate the financial aspects of your initial contract and with change orders and specialty item selections as your project.
HFY Services LLC is not licensed with the Nevada State Contractors Board and only provides financial consulting services.
Our forensic accounting services can begin at any time during, or after your project is complete, if you negotiated a cost-plus contract with your builder. This is particularly beneficial if you experience problems with liens placed on your property, construction defects or you want to reconcile before making final payment to your builder.
Forensic draw review services include our construction financial consulting services; contractor draw review, subcontractor review and qualifying, change order review, financial obligation reconciliation and meeting attendance and representation.
